REX 2012 — First Results

9-th Annual Real Estate Exhibition REX 2012 held in Moscow, Expocentre of Krasnaya Presnya was closed on April 26.

April 24 through April 26 the Exhibition was attended by over 6000 real estate community members.
The area of the exposition was 2500 sq. m. with over 150 exhibitors presented.
A number of major developers — Adamant, Garant-Invest, Regiony GC, Holding Finstroy, Torgovy Kvartal ZAO, Patero Development, MD Group, Galereya Chizhova, Regionalnye Investitsii, Larry Smith International, Surgutgazstroy OOO, Renaissance Development and many others took part in the exhibition.
The following consultants presented their exhibition stands: MAGAZIN MAGAZINOV, Jones Lang LaSalle, Colliers International, Knight Frank, Cushman & Wakefield and others.

The official opening ceremony held on April 24 was attended by: Oleg Voitsekhovsky, Managing Partner, Mall Group, Managing Director of the Russian Council of Shopping Centers, Maxim Gasiev, CEO, Colliers International branch in Moscow, RCSC President, Maxim Karbasnikoff, Board member, Europe, Russia and CIS Director, Head of the Commercial Real Estate Division, Jones Lang LaSalle, Russia and CIS, Ivan Novitsky, Member of the Moscow Duma, Nikita Kuznetsov, Deputy Chairman of the Moscow Board of Trade and Services, Alevtina Zinina, Principal Specialist of the Territories Development Unit, the Department of City Building Policy, and Mikhail Budenny, Deputy Director of Expocentre.

The opening ceremony also comprised a press conference to discuss most topical issues and prospects of the commercial and industrial real estate market. The press conference featured the following speakers: Oleg Voitsekhovsky, Managing Partner, Mall Group, Managing Director of the Russian Council of Shopping Centers, Nikita Kuznetsov, Deputy Chairman of the Moscow Board of Trade and Services, Maxim Gasiev, CEO, Colliers International branch in Moscow, RCSC President, Hakan Nilsson, Head of Lease, IKEA Shopping Centres Russia. According to Nikita Kuznetsov, one of the primary tasks of the Moscow Government today is increasing floorspace, as well as ensuring this floorspace is well distributed throughout the city. By now the saturation level is 740 sq. m. per thousand dwellers of Moscow. The Government plans to make it reach 1200 sq. m. by 2016. According to Mr. Kuznetsov, city authorities will soon launch consultations with the business community in order to understand which formats are most demanded by business and public. “We need to talk to the business community, otherwise we will get these problems cornered”, — Nikita Kuznetsov said.
The event had a rich business agenda to include round tables, business sessions, conferences and workshops.

During the Day One the majority of participants took part in corporate conferences and workshops e.g. the conferences by Torgovy Kvartal Group (to include presentations of the new team and new projects), MAGAZIN MAGAZINOV in association with CBRE, RRG, S.A.RICCI and IKEA SHOPPING CENTERS RUSSIA.
The reports on the most burning issues and development trends in the office real estate market in Moscow and the regions of Russia ("Key Trends of Office Real Estate 2012" conference) raised lively debates and discussions both among the speakers and the audience. Also, the problems of the office real estate market were detailed during "Office facilities marketing: foreign and Russian approach" session.

Sections dealing with warehouse property raised hot discussions of the market in question. According to Vyacheslav Kholopov, Regional Director, Industrial and Warehouse Property, Knight Frank Russia and CIS, the major trends are growing demand and the so-called “built-to-suit” strategy. As noted by Oleg Mamayev, CEO, PNK Group, the company signed contracts for construction of 240 K sq. m. of built-to-suit warehouses during the recent 9 months. Petr Zaritsky, CIS and Russia Director, Head of Warehouse and Industrial Property Division, Jones Lang LaSalle, says speculative warehouses are few and developers need to minimize risks so built-to-suit format is that popular.

All in all, there were about 90 speakers (from Russia and abroad) at the exhibition — experts and consultants in the retail, office and warehouse property markets.
Cutting edge Project 2012 presentation parlor and the traditional lottery were held in the REX Lounge zone.

April 26, one of the brightest and most sought after events of REX 2012 — Battle-2. Developers vs Retailers — was held. It was the second “battle” of this kind — the first one was arranged in October last year during ComAR Annual Rentals Exchange. The teams each offered three most burning topics for discussion. Spectators cast their votes to elect the winner. Live broadcast was supported by Arendator.ru and came up to the expectations of the participants and audience.

“Developers” were Bulat Shakirov (GarantStroyInvest), Vitaly Kozhin (Piterland MC), Eduard Tishko (Maxi Development), Ivan Podkova (Regiony GC), Dan Polonsky (Megacentr Gorizont Mall). “Retailers” were Viktor Avramenko (M.Video), Svetlana Farnieva (Ideas4retail), Sergey Stepanischev (Torro Grille), Ekaterina Severenkova (Rive Gauche), Lyudmila Utkina (Snezhnaya Koroleva), Nadezhda Khokhlova (Laura Ashley). The moderators were Evgeniya Osipova, Deputy Director, Retail Property Department at JLL, Svetlana Yarova, Head of the Street Retail Group at JLL and Tatiana Maksimova CEO, MALL Group.

On April 24–25, for the first time in the event’s history the participants cast their votes to determine the best real estate property assets. The annual REX – Real Estate Exhibition (formerly MALL).

The exhibition is held by Mall Events (GK Mall).

The history of the REX international exhibition and commercial real estate forum goes back to 2004 when Mall Events held its first retail real estate exhibition called "MALL". It has now become a universal interaction site for international market players.

In 2011 the exhibition opened in a new format (REX — Real Estate Exhibition) to include some more opportunities for all commercial real estate market players. This format expansion is explained by the end of the economic recession in the market, its qualitatively new stage of development, as well as by the decrease in the number of specialized events dedicated to commercial real estate. The transition from retail to commercial real estate is mainly due to the high potential of the Russian market.
